The idea of buying land can be intimidating but we work hard to make it as simple as possible. While no two transactions are exactly the same, we are able to cover the most common questions and answers below.
1. Simply locate the parcel you would like to purchase and provide the initial payment (documentation fee and down payment). This secures the property in your name while we finalize the deal.
2. I draft the land contract and purchase agreement to review with you and sign.
3. Once the property purchase is complete, I will transfer ownership to you via a Warranty Deed, recorded with the county.
I use a service called Geekpay to manage the financing. You can check them out yourself at www.geekpay.io. You simply have to have a checking/savings account I can auto draft from. You will have a dashboard you can sign into on that site to check your balance, make additional payments if you want or to just see how long you have to pay it in full. Once we have agreeable terms, I plug it all into Geekpay and it takes care of it from there for the both of us. It's very easy to use.
I am not. I own every piece of property I sell and offer them to the public on my own behalf. This means there are no commissions for you to pay and no intermediaries for you to deal with. This allows me to provide you with extra flexibility on price and structure for both cash sales and owner-finance agreements.
Nope. I pride myself on full transparency. All fees associated with the purchase of each property are listed. Every property is subject to a $150 documentation fee that covers the cost of preparing and executing the land contracts and filing the deed. Each owner-finance contract incurs a low monthly note servicing fee in addition to estimated monthly taxes. I will itemize and review all fees with you prior to signing.
I work extremely hard to find great deals on undervalued land. I do this by purchasing properties directly from landowners who no longer have a vision for the property and are looking for a simple exit strategy. I pass these savings directly to you, enabling you to secure your property at a reasonable price while breathing new life into the parcel.
